Parking Deck & Traffic Coatings

Protect your parking structure asset. We install professional, heavy-duty vehicular traffic coating systems to prevent water intrusion, spalling, and leaks.

Your Deck's #1 Enemy: Water

A parking structure is one of the most vulnerable assets a property manager in a place like Los Angeles owns. Concrete is a porous sponge. Rainwater, oil, and de-icing salts soak in, finding their way to the steel rebar inside the slab. This leads to rebar corrosion, expansion, and "spalling" (concrete cancer), which can result in multi-million dollar structural failures.

A vehicular traffic coating is not just paint. It is a multi-layer, flexible, and 100% waterproof membrane that acts like a "roof" for your parking deck. It seals the concrete, stops water from getting in, and remains flexible to handle thermal expansion and contraction, bridging existing cracks.

  • Complete Waterproofing: Stops leaks in their tracks and prevents rebar corrosion.
  • Skid Resistance: We broadcast aggregate into the system for a safe, high-traction finish.
  • Crack Bridging: The flexible membrane can bridge hairline cracks, moving with the slab.
  • Durable: Designed to withstand constant vehicular traffic, UV rays, and chemical attack.

Our Process: A Multi-Layer Membrane

Installing a traffic coating system is a high-stakes, technical process. A failed system is a catastrophic liability.

  1. Preparation: We shot-blast the entire deck to remove all contaminants and create an aggressive profile for a permanent bond.
  2. Crack & Joint Repair: All "active" joints and cracks are routed, cleaned, and filled with a structural, flexible polyurea sealant.
  3. Base Coat: We apply the flexible, waterproofing urethane base membrane.
  4. Top Coat & Aggregate: We apply the UV-stable, chemical-resistant urethane topcoat and broadcast aggregate for texture.
  5. Line Striping: We finish by installing new, durable line striping for traffic flow.

DIY vs. Pro: The "Sealer" Trap

A "hobbyist" who pressure washes the deck and rolls on a thin "sealer" is guaranteeing a failure. That sealer will peel up under traffic, offer no waterproofing, and provide zero crack-bridging capability. It's a cosmetic "fix" that does nothing to protect your structural asset.

Failed "Sealer" (The "Hobbyist")

This thin sealer was applied to a dirty slab. It has peeled and provided zero waterproofing, allowing spalling to continue.

★★★★★

"Our LA parking structure was a liability. Leaks, spalling, and faded lines. 4RENT's team installed a complete traffic coating system. The structure is now waterproof, safe, and looks brand new. Their project management was flawless."

Parking Deck Coating FAQs

How long does the installation take?

This depends on the size and condition of the deck. A typical installation, including prep and repair, can take 5-10 days. We are experts at "phasing" the project, allowing us to keep sections of your garage open to minimize disruption.

How do you handle the joints and cracks?

This is the most critical part. We don't just "coat over" joints. We route, clean, and fill them with a flexible polyurea sealant *first*. Then, we apply a "detail coat" of the membrane over the joint to ensure a 100% waterproof, seamless system that can still move.

What is the difference between this and waterproofing?

A vehicular traffic coating *is* a type of waterproofing. It's a specialized system designed to handle both water *and* car traffic. Standard commercial waterproofing is often for "below-grade" foundations or "between-slab" applications where it won't be driven on.
